Terms of Service

These terms are an agreement between you and Renta ("Renta", "we", "us") covering the myrentwise.com website, our text concierge, and our apartment locating service. By creating an account or using the service you agree to them.
1. What Renta is
Renta is an apartment locating service for the Dallas-Fort Worth area. We keep a live list of apartments with active move-in specials, match them to your search, watch for new deals, and help you set up tours. The service is free for renters. Apartment communities pay Renta a locator referral fee when a renter we refer signs a lease and moves in, and we share that fee with you as the move-in reward described below.
2. Eligibility and accounts
You must be 18 or older. Keep your login credentials confidential; you are responsible for activity on your account. Provide accurate information, especially the phone number and email we use to reach you about deals and your reward.
3. The move-in reward
Move in through Renta and we pay you up to $500. The reward is tiered by the monthly rent of the lease you sign, per the tier table published on the site at the time you tour. These are the conditions, and every one of them matters:
- Renta must be your registered referral source. When you tour or apply, list Renta as how you found the property on the guest card and application. If the property will not credit Renta as your locator, we cannot be paid, and no reward is owed.
- You sign a new lease at a participating property and actually move in.
- The reward is paid after the property confirms the lease and move-in and pays the locator referral fee. One reward per lease, to the primary applicant.
- The Double-It Guarantee: once your reward is confirmed, we pay it within 90 days of your move-in date, or the reward doubles.
- Fraud voids the reward, including misstating your referral source, fake or cancelled leases, or self-referral by property staff for their own lease.
4. Texts and calls
With your signup consent, we send recurring automated marketing and deal-alert texts. Consent is not a condition of any purchase. Message frequency varies and message and data rates may apply. Reply STOP to opt out or HELP for help. Details are in our Privacy Policy.
5. Listings, prices, and effective rent
Rents, specials, and availability come from property data that changes constantly. "Effective rent" is our estimate of what a lease really costs per month after the advertised move-in special is spread across the lease term. It is an estimate, not a quote. The property's leasing office is the only source that can confirm current pricing, availability, and special terms. If a number on Renta and a number from the property disagree, the property's number controls.
6. Acceptable use
- No scraping, harvesting, or bulk copying of listings or data.
- No use of the service to spam, harass, or defraud anyone.
- No interfering with or circumventing security or rate limits.
7. Intellectual property
The Renta name, site, design, and content are ours or our licensors'. You get a personal, non-transferable license to use the service to find your apartment, nothing more.
8. Third parties
Property websites, application portals, and mapping services belong to their owners and have their own terms. We are not responsible for them, or for a property's leasing decisions, pricing, or conduct.
9. Disclaimers and limits
The service is provided as is, without warranties of any kind, to the maximum extent the law allows. We are not liable for indirect, incidental, or consequential damages. Our total liability for any claim relating to the service is capped at the greater of $100 or the confirmed move-in reward owed to you. Nothing here limits liability that cannot be limited under Texas law.
10. Ending or changing things
You can close your account at any time. We can suspend accounts that break these terms. We may update these terms; if we make a material change we will update the date above and notify active users. Continued use after a change is acceptance.
11. Governing law
These terms are governed by Texas law. Disputes will be resolved in the state or federal courts sitting in Dallas County, Texas.
12. Real estate disclosures
Apartment locating is a licensed real estate activity in Texas. Our required Texas Real Estate Commission consumer notices are on our TREC Disclosures page.
